DESIGN BUILDING

The concept of Design Building has become increasingly popular over the last twenty years for a number of valid reasons. Understanding the process and its advantages will demonstrate why.

Unlike architect designed projects, the Design Build approach shifts the responsibility for the design and construction of a project directly to the contractor. This significantly expedites the construction of the project because work can start almost immediately. Furthermore, it saves a tremendous amount of time, money, and aggravation by clearly defining the assignment to the contractor: build our facility according to these pro-forma specifications within this budget".

The alternative is to hire an architect to design the facility, and then, once the design is completed (a process that can take 3-12 months), put the project out for bid and hope that the bids come in within the projected budget. Over 50% of the commercial/industrial projects currently bid in the eastern New England area are over budget on the first go-around, requiring re-design and re-bid, costing the owner additional engineering fees and delays in getting his project in the ground.

This can all be avoided with Design/Build construction.

Another advantage of Design/Build construction is that the engineering costs are kept to a minimum. Unlike an architect who charges a considerable amount of money to pay their entire overhead and profit, the Design/Build contractor carries only enough money in his estimate for the actual engineering costs, as his overhead and profit is covered by the actual construction phase. By eliminating an entire set of overhead expenses and profits, the project can often times be brought in 8-12% less expensively.

We often times enter into a design agreement at very competitive rates with an understanding that the total design fee is applicable to the down payment on the construction cost if and when a construction contract is negotiated with Tri-County.
